Property Checklist

This is a list of every question you need to ask when looking at a property to buy.
It does not cover leases, mortgages or anything other than issues relating to whether this is the right house for you.

Property Checklist

• What is the asking price?
• How long has it been on the market?
• Has the price been reduced?
• If so why?
• How old is the house?

• What area is the house in?
• Which is the nearest tube/train/tram line/station?
• Is it on a bus route?
• Is it within easy access of work/friends/centre of town?
• How much is within easy walking distance - shops, bank, Post Office restaurants, bars
• What is the street like? Are the other properties in good order?
• Is it well lit at night?
• Is it noisy?Check at different times of day, including rush hour if necessary

• External Walls
• Drains
• Guttering
• External paintwork
• Windows (look for signs of rot)
• Roof How old is it, if it needs replacing, are you responsible) ?

• Plumbing
• Wiring
• Fusebox
• White Goods
• Number of power points
• Windows -do they open and close properly, will they need replacing?
• Central Heating/Hot Water System
• Type of boiler - Age and service history (including log book)
• Bath/Shower/Toilet/Basin - check all are working
Floors/floorboards - will they need replacing? Look underneath carpet
• Is the property light?

• Bedroom/s
• Living Room
• Bathroom

• Is it a safe area?
• Is the front door sturdy?
• Is there an entryphone or other entry system?

• Does it have rental appeal, if you want to rent it out at a later date?
• Does it have re-sell appeal?
